Why Elk Grove ?

Breaking News: The San Joaquin Regional Railroad Commission (SJRCC) is working on an expansion project  “The Valley Rail Program” which includes 17 new stations, primarily bringing more service to the Sacramento area with a new station coming to Elk Grove. Construction will begin next year and the first passengers should be welcomed by the end of 2026.



The long awaited Sky River Casino is now open! The $500 million complex was built on land owned by the local Wilton Rancheria, it is located off the Grant Line exit of Highway 99, a few miles south from the main residential areas in the city. The casino has 17 restaurants and bars featuring a steak house and tap room with dozens of local beers. It is 300,000 square feet with 100,000 square feet of space dedicated to gaming, with 2,000 slot machines and 80 tables.

Home to an entrepreneurial spirit and superior quality of life, Elk Grove is a young, ethnically diverse, modern city that was incorporated in 2000. The city is a high-quality suburban community of approximately 174,000 people, located 14 miles south of the California State Capitol in the State’s affordable Central Valley. Elk Grove is a family- and business-friendly community, with low crime, excellent schools, over 100 community parks, excellent dining and shopping options, numerous annual events and festivals, and over 270 sunny days per year. 

It offers everything from starter homes to ranch estates, and provides a safe, youthful environment where families can settle down roots. There are more than 40,000 households in Elk Grove with a median income of more than $93,000.  The median list price of a single family home  is $691,000, and 62% of adults over 25 are college educated. Property prices have gone up significantly year after year, since the market trough in 2012. 

Major corporations like Apple, AllData, and the State of California call Elk Grove home. Commercial rents and land costs are affordable, and the City has virtually no seismic risk.  Elk Grove is governed by a five-member City Council consisting of the Mayor and four Council members. Elk Grove operates its own Development Services, Public Works, Finance, and Police Departments, and is served by the Elk Grove Unified School District (with its award winning schools) and the Cosumnes Community Services District (fire and emergency medical services and parks and recreation) and also hosts a satellite campus of Cosumnes River Community College.

Elk Grove’s located in a strategic location, within twenty minutes drive from downtown Sacramento, and less than 2 hours from San Francisco and approx. 1.5 hours from Pleasanton/Dublin/San Ramon. It provides easy access to two major freeways (Fwy 5 and 99), proximity to the Sacramento and Stockton International Airports, rail lines and two ports. The City of Elk Grove is well known for its tree-lined streets, beautiful communities surrounding man-made lakes, or golf course communities, ranches with huge lots, and an award winning school district, plus many many first-rate parks.  Recently, the city of Elk Grove just opened The Preserve, a 28-acre park that includes wetlands, native grasslands, and native oak forest. It's a great place for all ages to explore with a pistachio orchard, fitness court, walking trails, a wheelchair-accessible playground, picnic tables, and benches to relax and unwind from the outside world.

It also has  a variety of outstanding restaurants, an historical old-town district, and much more. Home to Apple Computers, California Northstate University (college of Medicine and Pharmacy), Costco, Elk Grove has a prosperous business community that boasts a diversity of shops, services. There are many modern hotels in Elk Grove with another new one in the works on East Stockton Blvd (Courtyard by Marriott).   There are also many senior living communities, a new $75 mil community is being opened by Koelsch at 9670 Laguna Springs Dr with 135 apartments and 16 casita.

Amazon just made a decision to include Elk Grove as one of its distribution hubs, at a 111,489-square-foot industrial building at 9051 Union Park Way in Elk Grove.

The Elk Grove City Council on Feb. 23 unanimously approved a $9.5 million purchase agreement for 100 acres of land at the northwest corner of Kammerer Road and Lotz Parkway for the potential relocation of the Sacramento Zoo in Elk Grove. On May 25 the city council entered into a Memorandum Of Understanding (MOU) with the Sacramento Zoological Society to develop the site for the proposed Zoo in Elk Grove. Here is the latest update.

Lennar just purchased $45 million worth of lots in Elk Grove, in one of the biggest transactions in recent years.

Kubota Tractor Corp is working with the city of Elk Grove to establish a new, 701,000-square-foot division office, including some distribution and final manufacturing space, on land the city owns on Grant Line Road.

Elk Grove as a city experienced very rapid growth in the early and mid 2000's era. Thousands of new homes were built during this period. Their values dropped significantly during the foreclosure crisis. This was an opportunity for investors to buy almost new homes at distressed prices. Of course, since 2012 prices have recovered, they increased year over year continuously until todate. The market has been very vibrant in 2021, prices are now considerably higher. However, even today, there are still affordable single family homes in the low to high 400 thousands. Condos are even lower priced starting in the high 200,000s to the high 300,000s.

In California, the government requires new homes to be solar ready and provide a 10 year structural warranty against defects from all builders.
